Casero builds complete homes. The starting price on every layout covers a finished house on a typical slab-on-grade foundation — you could move in the day we hand over the keys.
Most of these are site-dependent — the same septic system costs different money on different ground. We price them per project once we've seen the lot.

Because the house is a known quantity and the ground under it isn't. The starting price covers the finished home on a typical, level, accessible lot. What moves the number is your site — how much clearing and grading it needs, whether the ground takes a standard slab, how far materials have to travel, and the finish level you choose.
Belize is a small country and most locations are within a few hours' drive, so distance is rarely the biggest factor. Site conditions usually are.
Site conditions first, finish level second. Everything else is comparatively minor. A flat, cleared lot with power at the boundary is the cheapest case; a sloped, overgrown lot with a long access track is the expensive one — and the difference between those two can be larger than the difference between two of our layouts.
This is why we don't quote firmly until we've seen the lot.
Yes. Belize is small enough that most of the country is within a few hours' drive of us, and we build across it. Coastal and caye sites carry different engineering requirements and different logistics, both of which we'll account for in your quote.

Typical duration to confirm, from contract to handover. Because the steel is fabricated off-site and arrives cut to the drawing, the structure goes up considerably faster than block or timber — and weather delays hit us less than they hit conventional builders.
Yes — that's what a starting point is for. Siting and orientation, finishes, roof, window and door openings, and room adjustments are all normal. Larger structural changes are possible too; they just mean re-running the engineering, which affects cost and timeline.
If what you want is far enough from any plan here, we'll design from scratch. That's still our core work.
To confirm — whether Casero manages permitting end to end, and whether permit fees sit inside or outside the starting price.
Most of our clients are overseas for most of construction, so the process is built around that. Reporting cadence to confirm — e.g. photo updates at each milestone, a named point of contact, video walkthroughs on request.
Yes. Structure, roof, services and finishes are all delivered under one contract with one company answering for the result. You are not coordinating trades from another country.

Yes. Belize permits foreign nationals to own property outright and in their own name, on the same terms as citizens — one of the reasons it draws North American buyers. Belize is also an English-speaking country operating under English common law, so the paperwork will look familiar.

To confirm — whether Casero sources lots, reviews shortlisted lots for buildability, or both. What we can always do is look at a lot you're considering and tell you what it will cost to build on. That assessment is worth having before you buy, not after.
Well — and that's much of the reason we build this way. Every house is engineered for its own site, and coastal and caye locations are uprated for higher design wind speeds than inland ones. The frame is a connected structural system rather than a stack of separate elements, which is what matters under load.

Steel doesn't feed termites, doesn't rot, and doesn't warp with humidity — which in this climate removes the three problems that shorten the life of a timber house. The galvanised coating is what protects the steel itself.

Yes — ask us about ongoing caretaking, maintenance and property management. Many of our owners are in Belize only part of the year, and an empty house in the tropics does better with someone checking on it.
